When you exercise without warming up first or increase the level of exercise, the tendon is not used to work in that new level and by overusing it causes an inflammation an tendonitis. Also, other  common causes of tendonitis are due to age chenges of the tendon. They loose their elasticity and ability to glide smoothly.
